Design Brief:  The Boutique Property Developer wanted the basement flat to look naturally well-lit, with zero technology clutter and everything to be controlled by iPad remotes.  

Wow Factors:  Low energy lighting behind the Wine Rack adjacent to the Dining Room creates an eye catching focus, hidden LED strip lighting in the Hallway to increase the perceived ceiling height & light, a totally hidden 5.1 Surround Sound system in the Living Room, electric remote control TV pivot arm in the Kitchen and a secure but removable iPad inside the front door for instant control of everything (see images at bottom).

Lighting Design features: The entire Flat has both traditional and remote control lighting, with four settings for every room.  For example as you come into the front hallway, with one button press, you can instantly set all the main rooms for "entertainment" or "features" mode - the latter focusing on highlighting paintings and other features in the Lounge, Dining Room and Main Hallway.

AudioVisual Design features:  A central pull out Rack to contain all the equipment in one location behind a "hidden doorway"; the latest "plaster over", totally hidden speakers, the thinnest LED LCD TVs currently available; personal AppleTVs for every room providing the highest quality music, high definition TV and movies on demand; the ability to play a Blu-ray movie in the Living Room, pause it and continue watching from where you left off in your Bedroom - complete control of lighting, heating and AV in every room from personal iPads.  The front hallway features a wall docking iPad with electronic release mechanism - so that the iPad can function as both a wall controller or to go walkabout - as and when required.

The End Result:  The property had several offers made within four weeks of the Property going on the market. The total cost for AudioVisual & Lighting design, supply of AudioVisual equipment including installation & Commissioning with iPad remote control throughout was under £50,000.
